The National Association of Property Buyers is the trade body for the cash property buying sector in England, Wales, and Scotland. It was established to raise standards in an industry that, historically, has had too many operators willing to make big promises and then reduce their offer at the last minute.
NAPB members must comply with a strict Code of Practice, which includes the following commitments:
Written offers: All offers must be made in writing, setting out the price and any conditions.
No last-minute reductions: Members cannot reduce an agreed price without genuine, material justification — and must give full written reasons if they do.
Adequate consideration time: Sellers must be given adequate time to consider an offer and seek legal advice.
No upfront fees: Members never charge sellers any fees whatsoever.
Independent legal advice: Members actively encourage sellers to seek independent legal advice before signing anything.
Complaints procedure: All members must maintain a formal complaints procedure and are subject to The Property Ombudsman scheme.
All NAPB members are also regulated by The Property Ombudsman — the same body that regulates estate agents. If you have a genuine complaint that cannot be resolved with the buyer directly, you can refer it to TPO for independent adjudication, free of charge. TPO's decisions are binding on members.
