Last-minute price reductions: A disreputable buyer may make a high initial offer, then reduce it significantly just before exchange โ when you're committed and under pressure. This is called "gazundering" and is unfortunately common in the unregulated sector.
No written offer: Any legitimate cash buyer will provide a written offer. If they won't, walk away.
Pressure to exchange quickly without legal advice: You should always have time to instruct a solicitor and seek independent advice.
No physical address or company registration: Check Companies House. A legitimate buyer will have a registered UK company.
Not registered with the NAPB or TPO: This is the most important check you can do.
The National Association of Property Buyers (NAPB) is the industry body for cash house buyers. Members must agree to a strict Code of Practice, which includes:

.
Before accepting any cash offer, check the buyer is on the NAPB member register at napb.co.uk.
Use your own solicitor (or ask the buyer to recommend one โ but ensure they're independent)
Get the offer in writing before proceeding
Verify the buyer is NAPB-registered
Verify the buyer is regulated by The Property Ombudsman
Read all paperwork carefully before signing
Never hand over keys until funds are confirmed received by your solicitor
